Introduction

We are seeking a dynamic and motivated Guardian Recruiter to oversee and manage a portfolio of vacant properties protected under our property guardian scheme. This is a varied and hands-on role, combining elements of recruitment, property management, and customer service. You’ll play a crucial role in maintaining high occupancy levels, ensuring compliance, and supporting the day-to-day operations of our guardian properties.

The role 

We are seeking a dynamic and motivated Guardian Recruiter to oversee and manage a portfolio of vacant properties protected under our property guardian scheme. This is a varied and hands-on role, combining elements of recruitment, property management, and customer service. You’ll play a crucial role in maintaining high occupancy levels, ensuring compliance, and supporting the day-to-day operations of our guardian properties.

Key Responsibilities:

  • Take ownership of a designated property portfolio, ensuring occupancy rates consistently meet or exceed 90%.
  • Lead on the recruitment and vetting of new Guardians, managing all associated administrative processes.
  • Be proactive in recruiting property guardians, using platforms, partnerships and tools. Thinking outside the box.
  • Act as the primary point of contact for Guardians throughout their occupancy, including issuing formal warnings where scheme rules are breached.
  • Coordinate and log general repairs and minor maintenance tasks such as lock changes, basic plumbing (e.g. tap replacements), painting, door hanging, and minor electrical works.
  • Prepare properties for new occupancy – ensuring all services are functioning, keys are correctly labelled and accounted for, units are clearly marked, and meter readings are taken. Identify any issues such as key meter debt or absence of utility meters.
  • Photograph properties for marketing, advertising, and condition reporting purposes.
  • Manage the hand-back process – ensuring units are vacated, cleared, and ready for return to property owners. Notify management if deductions from deposits are required.
  • Oversee the removal of any remaining assets or items from properties as necessary.
  • Ensure strict adherence to company policies, procedures, and compliance requirements in all aspects of the role.
  • Develop creative strategies to attract and source new Guardians, including exploring alternative recruitment avenues.
  • Attend team meetings and contribute to the collaborative improvement of operations.
  • Remain flexible and proactive, supporting other areas of the business as needed.

 The ideal candidate

  • Clean UK drivers’ licence
  • Strong communicator and command of spoken and written English language
